How long it takes
Every purchase is different, but most move through the same four stretches.
- Pre-approval
-
Usually a few days once your lender has your pay stubs, tax returns and bank statements.
- Search and tours
-
As long as it takes to find the right home. New listings that fit your search go to your phone the day they hit the market.
- Offer to acceptance
-
Often a day or two. In a multiple-offer situation, the seller may set a deadline for all offers.
- Escrow
-
About 30 days on a typical financed purchase. A cash purchase can close faster.
Money you'll need along the way
Your lender's Loan Estimate shows your down payment and closing costs. These are the other payments buyers ask about.
- Earnest money deposit
-
Wired to escrow after your offer is accepted, within three business days under the standard California purchase agreement. It counts toward your down payment at closing.
- Inspections
-
Paid at the time of the inspection, during your contingency period. A general home inspection plus anything the house calls for: termite, roof, pool, sewer scope, well or septic.
- Appraisal
-
Ordered by your lender and usually paid up front or at closing, depending on the lender.
- Homeowners insurance
-
Your lender needs proof of coverage before closing. Get quotes early, because some homes take longer to insure.
Your offer, line by line
Price is one term. These are the others that decide whether an offer gets accepted.
Contingencies
Your rights to back out if the inspection, appraisal or loan doesn't work out. The standard California purchase agreement gives you 17 days unless you write in a different number.
Closing date
Matching the seller's timing can matter as much as price, especially if they're buying their next home.
Seller credits and rent-backs
A credit toward your closing costs, or letting the seller stay a few days after closing. Both are negotiable.
The disclosures you'll read
California sellers give buyers several disclosure forms during escrow. We go through each one with you before your contingencies end.
- Transfer Disclosure Statement (TDS)
- Seller Property Questionnaire (SPQ)
- Natural Hazard Disclosure (NHD)
- Lead-based paint disclosure, for homes built before 1978
- HOA documents, if the home is in an HOA
- Any reports the seller already has
