A sale from start to finish
What happens at each stage, and what we need from you.
- Pricing and the listing agreement
-
We walk through recent sales near you, agree on a list price and launch date, and sign the listing agreement. You get an estimated net sheet showing what you'd walk away with.
- Prep and media
-
Cleaning, small repairs and the professional shoot. See getting your home ready.
- Seller disclosures
-
California sellers fill out the Transfer Disclosure Statement and Seller Property Questionnaire, and order a Natural Hazard Disclosure report. We help you complete them before the home goes live.
- Launch and showings
-
The listing goes out on the MLS, Zillow and our video ads, with an open house in the first week. Showings are scheduled through us.
- Offers
-
We lay every offer side by side: price, financing, down payment, contingencies and closing date, and negotiate the one you choose.
- Escrow
-
The buyer inspects, appraises and finalizes their loan, usually within 17 days. If they ask for repairs or a credit, we negotiate it. Our coordinator tracks every deadline.
- Closing
-
You sign with escrow a few days before closing. When the sale records, your proceeds are sent to you and the buyer gets the keys.
What selling costs
Your net sheet puts real numbers on each of these before you list.
Your loan payoff
Whatever remains on your mortgage and any other liens is paid off from the sale.
Commission
Set in the listing agreement before anything goes public. It's negotiable, and we explain exactly what it covers.
Escrow, title and transfer tax
Escrow and title fees, the county transfer tax, and prorated property taxes. How they're split is part of the purchase agreement.
