Today

Tesoro Viejo today

Tesoro Viejo is still filling in. Hillside Village, Creekside Village and The Plaza, a mixed-use area, are in place, and the developer's 2024 community map shows Hilltop Estates, Oak Knoll Village, The Vineyards, The Vistas, Arroyo Village and River's Bend still to come, along with Terrace Estates view homesites and a future business park.

The Town Center was designed to feel like a small-town main street. It holds Madera County Fire Station No. 7 and a Sheriff's substation, both paid for by the developer, and the 13,000 sq ft Camarena Health Wellness Center opened there in February 2023. Oak Knoll Park opened the same year, and Lyles Greenway, Creekside Grove Park and Sycamore Square Park are planned.

The SR 41 corner has new retail. Yosemite Travel Center opened with a ribbon-cutting on July 2, 2026, at SR 41 and Tesoro Viejo Blvd (Avenue 15), with a market, a 76 station, a drive-through car wash and a Jamba Juice.

The biggest change is the road. A $130 million project broke ground on May 1, 2026, to widen SR 41 to 4 lanes from Avenue 10 to Avenue 15, adding a bridge over Avenue 11, a new signal at Avenue 12 and a modified signal at Avenue 15. About $104 million comes from development impact fees, mostly from homes in Tesoro Viejo and RiverStone, the 6,578-home plan to the south. Completion is expected in May 2028.

The Town Center, on Thursday nights

The Tesoro Viejo Certified Farmers Market runs every Thursday from 5 to 8 p.m., year-round, inside and outside at the Town Center. It moved to Thursdays in June 2024, and Madera County EDC notes it draws both residents and Central Valley neighbors. The Hub, about 7,800 sq ft, holds the welcome center and AXIS Coffee Bar + Eatery, which serves Peet's coffee, breakfast, lunch and dinner, weekend brunch and a nightly happy hour.

The 2026 calendar adds a Trunk or Treat at the market in late October, a Veterans Day Field of Honor flag display from November 9 to 11 with a pancake breakfast on the 11th, and the 9th annual tree lighting with a holiday farmers market on December 3.

History

From Peck Ranch to a planned town

The land was known locally as the Peck Ranch. Sumner-Peck Ranch, Inc. held more than 1,500 acres between SR 41 and the river, and Madera County laid the planning groundwork with its Rio Mesa Area Plan, adopted in March 1995. A McCaffrey-led company agreed in 2003 to buy the ranch, and escrow closed in November 2004. The McCaffrey Group and Lyles Diversified, 2 Central Valley family companies, developed it together.

Planning took more than a decade. The county began the environmental review in 2006 and approved the final revised report in November 2012. In between, in 2008, the developers planted an on-site nursery that grew more than 10,000 trees of 17 species, about 10 years before construction began. Ground broke on October 5, 2017, and the public grand opening came on October 20, 2018. The name means "old treasure."

Stories from the community

  • Trees planted 10 years early

The developers started a nursery on site in 2008, a decade before construction. Many streets are now lined with mature California sycamores.

  • Its own water plant

Tesoro Viejo treats its own surface water, irrigates public open space with reclaimed water, and designed its storm drains to recharge groundwater.

  • A canal runs through it

The federal Madera Canal, finished in 1945 and running 35.9 miles from Millerton Lake to the Chowchilla River, crosses the plan area on about 72 acres of right-of-way. In 2016 the county approved putting the on-site section of an unlined irrigation canal, Lateral 6.2, underground.

  • "Lucky Number 7"

The developer paid for the Town Center's Madera County Fire Station No. 7, nicknamed "Lucky Number 7," and its Sheriff's substation.

  • A gated neighbor

Sumner Hill, a separate gated tract from the 1980s, sits on the bluff between Tesoro Viejo and the river. See our Sumner Hill guide.
