Copper River Ranch today
Copper River Ranch is still filling in. A 2021 plan update certified by the City of Fresno grew the community to 815.5 acres, added 379 homes and set aside 28.8 acres for parks and trails. Trumark Homes and Granville Homes are both selling here in 2026.
At its center is Copper River Country Club, an 18-hole, par-72 course by David W. Pfaff of Carmel that opened in 1995. The club is private, and membership is separate from buying a home. Its operators since 2018 bought the club in late 2024 and have added white bunker sand, reshaped water features and the Cantina, a lounge and grill.
Copper River Marketplace at Maple and Copper held its ribbon cutting in March 2023. Businesses open on that stretch of E. Copper Ave. in 2026 include Field House, Mad Duck Craft, TrueCraft Burger and Supri.
On the river side, the Lewis S. Eaton Trail has a trailhead with parking on E. Copper Ave. and a spur into the neighborhood, and Ball Ranch, 358 acres of river habitat on Friant Road north of Willow, opened to the public in 2024. In May 2026 Fresno approved a $5.1 million grant application to extend the river trail west of Highway 41.

-
The community is inside the City of Fresno, which annexed it after the 2003 approval and took over its wastewater plant in 2008. Some listings still carry Clovis addresses, so the address line is not a guide to the city limit.
- Fire hazard zone
-
CAL FIRE's April 2025 maps placed parts of the neighborhoods near Friant Road and Willow Avenue, including Monte Verdi Estates, in a new moderate Fire Hazard Severity Zone, and the City of Fresno adopted that map on Aug. 13, 2026. Sellers in the zone must disclose it to buyers. Check any address on CAL FIRE's map.

From vineyard to fairways to a planned community
The Fresno County Library's historic-site index places Fort Washington, a river ferry base set up in 1850 and washed away by the 1852 flood, at Copper and Fort Washington Road. In 1890 the Williams-Phillips House (Riverview Ranch) went up on Old Friant Road north of Copper Avenue; it is a listed county historic site. Copper Avenue is named for the Fresno Copper Mine at its east end, near Owens Mountain.
The golf course site was a vineyard. Developer William R. "Bill" Tatham Sr. planned a community around a course there; it opened in spring 1995, and the clubhouse followed in April 1996. The plan grew from 1,825 lots in a 1997 City study to 2,837 units in a 2000 county proposal, then moved to the City for annexation. The City Council approved it in 2003, and home construction began in 2004.
As a condition of approval, the developer, Copper River Development Company, built the North Fresno Wastewater Reclamation Facility, which the City took over in 2008. Tatham died in January 2023.

Copper River Ranch, by the numbers
Stories from the neighborhood
-
The developer was a football All-American
Bill Tatham Sr. was an All-American at San Jose State in 1951. He later built a large private nursing-home business, owned part of the Utah Jazz, and owned the WFL's Portland Thunder and the USFL Outlaws, who played their last season as the Arizona Outlaws in 1985.
-
It came with its own sewer plant
The developer had to build the North Fresno Wastewater Reclamation Facility as a condition of approval. The City of Fresno took it over on Nov. 25, 2008.
-
The copper behind the street name
Copper Avenue leads east to the old Fresno Copper Mine. A Glasgow-based company once owned it, and in 1906 news that the mine was worthless caused a stir on the Glasgow Stock Exchange. The ore ran only about 2% copper.
-
Friant Road was once Highway 41
From 1934 to 1941, Friant Road south of here, from Herndon Avenue to Lanes Road, carried State Route 41. The stretch past Copper River, now the community's west edge, served as its detour in 1940–41 after the Lanes Bridge deck failed.
