Harlan Ranch today
Harlan Ranch is built out. Most homes went up between 2006 and the mid-2010s; in 2012 Benchmark Communities called its Vantage release one of the last new-home neighborhoods here. We found no builder selling new homes inside Harlan Ranch in 2025 or 2026, so homes come to market as resales.
Community life runs through the Harlan Ranch Community Association, whose clubhouse, pool and office are at 1620 N Leonard Ave, staffed weekdays from 9 to 4 by Regency Property Management. The pool opens in April, members can reserve the clubhouse, and the association runs summer movie nights in the park, a wine club, monthly events and group trips around California.
Because the community is inside Clovis city limits, city taxes and rates apply: Measure Y, a 1% city sales tax, took effect April 1, 2025, and GV Wire reported in September 2026 that city water rates are set to rise 60% over 3 years.
New growth in Clovis has moved to Heritage Grove in the northwest and toward Herndon and McCall avenues, about 2 miles southeast, where Clovis Unified is weighing a 250-acre future school site that GV Wire says likely won't be developed for 20 to 30 years.

The Dry Creek Trail, a short ride west
Clovis's busiest counted trail is about 2.5 miles west of Harlan Ranch's DeWolf Avenue side. City counters logged about 6,003 uses a week on the Dry Creek Trail in 2020, more than any other counted Clovis trail, and the city projected about 2 million users a year at the Dry Creek Trailhead, at the southwest corner of Sunnyside and Shepherd avenues. The trailhead has parking, restrooms and a windmill.
The Enterprise Canal Trail runs 2.4 miles from Owens Mountain Parkway, near the freeway, to the trailhead. Closer in, the 1.5-mile asphalt Sierra Gateway Trail follows Harlan Ranch's edge from Shepherd and Highland avenues toward DeWolf; a trail user reports it currently ends at Nees Avenue, and an extension to the Enterprise Canal Trail is planned. Our Dry Creek guide covers the trail and the area around it.

What the homes are like
- Lots
-
Lot sizes vary by section. Compact alley-load and small-lot sections sit alongside larger lots. Listing examples include a 2009 home on a 3,998 sq ft lot (50 by 80 feet) and a 2006 home on a 7,501 sq ft lot (60 by 125 feet).
- Age and style
-
Detached single-family homes, mostly built from 2006 through the mid-2010s. A listing in a newer section notes owned solar panels, so ask about solar on any home you consider.
- Gated sections
-
Some sections have private streets and gated entries. 5 sections are cost centers that pay their own fee on top of the master assessment: Alley Load, Barclay Square, Capri Court, Elev8ions and Watson District. Check which applies to any home you're considering.
- Builders
-
No builder is selling new homes here now. Past builders include Benchmark Communities, whose Vantage at Harlan Ranch opened in 2012, and Wilson Homes.
- HOA and taxes
-
The Harlan Ranch Community Association's master assessment is $100 a month for fiscal year 2026–27, plus cost-center fees in some sections. The association also refers to a landscape maintenance district that keeps up parks and trails. Mello-Roos or other special taxes aren't documented for the community as a whole, so check each listing.

From farmland to a planned community, 2004 to 2012
Before Harlan Ranch, this land was farmland, rural homesites and vacant parcels near the Enterprise Canal, inside Clovis's sphere of influence but outside the city. In 2004 Clovis began reviewing a 410-acre mixed-use project here, along with about 500 acres between it and the city limit.
The 2005 draft plan proposed 1,844 homes, 25 acres of commercial space, 7 acres of offices, a school site and 23 acres of parks and open space, linked by trails and a recreation center. Building was under way by 2006, and the HOA now counts more than 1,500 homes.
- 2004September 3: Clovis gives notice that it will prepare the Harlan Ranch environmental impact report.
- 2005May 24: The draft report circulates, proposing 1,844 homes on 410 acres.

Stories from the neighborhood
-
The school that changed its name
Plans called it Harlan Ranch Elementary. It opened instead as Bud Rank Elementary, named for Everett "Bud" Rank, a Clovis farmer and the first president of the Clovis Unified board, from 1960 to 1973. Nixon appointed him Western Director of Agriculture in 1974, and under Reagan he served as a USDA administrator and chaired the World Cotton Commission.
-
A raven named Basil
Bud Rank Elementary's mascot is the Raven. It honors the Ranks' pet raven, Basil.
-
London on the street signs
Several streets borrow names from London, including Paddington Lane and Piccadilly Lane.
-
A trail named for the city motto
The Sierra Gateway Trail's name echoes Clovis's motto, "Gateway to the Sierras." It runs beside Highway 168, the road that leads there.
