Quail Lake Estates, often called Quail Lakes, is a built-out gated community of 708 lots around a lake, in unincorporated Fresno County between Shaw and Ashlan avenues east of McCall. It runs on its own county water and sewer district, has a K–8 charter school within the community, and sits in Sanger Unified, not Clovis Unified.

Quail Lake is built out. Fresno County's 2022 report on the community counts 708 residential lots, a clubhouse, a school and one vacant commercial parcel at Shaw Avenue and Quail Lake Drive. Most homes went up in the early 2000s. Listings describe the community as gated, with a lake, docks, walking paths, a clubhouse and a pool for owners and guests.

Water and sewer don't come from a city. Fresno County Service Area 47, formed in 1995 for this subdivision, runs the wells and pumps and 2 wastewater treatment plants, and bills owners separately. In 2022 county staff planned to choose a long-term fix for high wastewater flows and sludge-pumping costs, and warned that a rate proceeding might follow. Ask the county or the QLOA what was decided before you buy.

Quail Lake Environmental Charter School, a Sanger Unified K–8 school, sits inside the community at 4087 N Quail Lake Dr. Its page, updated in April 2026, says it has open enrollment and no attendance boundary. Its program centers on environmental science and STEM, with a 4,000 sq ft garden.

The City of Clovis is growing toward Quail Lake. The city's Loma Vista plan area ends at McCall Avenue, Quail Lake's west edge, and its new Loma Vista Marketplace at Shaw and Leonard, about 3 miles west, opened a Grocery Outlet in August 2026.

Wild Water Adventure Park, just east on Shaw

The lake and clubhouse are private, so the biggest public draw near Quail Lake is Wild Water Adventure Park, about 0.9 mile east of the community's center at 11413 E Shaw Ave. The park says it has operated for more than 50 years. Its 2026 lineup included the new Lost River Adventure, water slides, the Blue Wave, Adventure Bay, Buccaneer Landing, Orca Lagoon and rentable cabanas.

The season is summer only. In 2026 it ran from June 1 to September 7, typically 11 am to 6 pm with some longer days, and the park held Saturday-night fireworks on the lake on 5 nights in July and early August, plus an all-season foam party.

Lots

708 residential lots in all. Sizes vary; listing examples run from 6,960 sq ft (0.16 acre) to 13,529 sq ft (0.31 acre), and some lots back onto the lake.

Age and style

Detached homes, mostly built in the early 2000s; listings show homes from 2002 and 2003. Waterfront homes may have private docks.

Builders

At least one home is a former Lennar model on its "Cathedral" plan, and at least one is a custom design. Builders vary, so check each listing.

HOA and taxes

The HOA is the Quail Lake Owners Association. Recent listings show dues of about $285 to $289 a month; verify the current amount. Mello-Roos or other special taxes aren't documented, so check each listing.

Water and sewer

County Service Area 47 bills water and sewer separately from any city. The 2020–21 rates were a $19.53 monthly water base charge and $104.67 a month for residential sewer. Rates change, so check with Fresno County.

Good to know

This is county land, so county services and rules apply rather than the City of Clovis's. Fresnoland's summary of CAL FIRE's 2025 fire hazard maps didn't name Quail Lake, but that isn't proof of a parcel's zone; check the zone and insurance for each home.

Ashlan Avenue runs west to Highway 168 (the Sierra Freeway), which connects to Highways 41 and 180 near downtown Fresno. Shaw and Academy avenues lead to Highway 168 (Tollhouse Road) toward the mountains.

Drive estimates without traffic: Old Town Clovis about 8 miles (16 minutes), Fresno Yosemite International Airport about 10 miles (20 minutes), downtown Fresno about 14.6 miles (25 minutes), Shaver Lake about 39 miles (57 minutes) and Yosemite's South Entrance about 68 miles (1 hour 40 minutes).

The Loma Vista Marketplace at Shaw and Leonard, about 3 miles west, has a grocery store, farm supply and quick dining. More shopping lines Shaw Avenue closer to Clovis.

Schools

Census mapping places Quail Lake in Sanger Unified School District, not Clovis Unified, even though addresses say Clovis. Quail Lake Environmental Charter School (K–8) is inside the community and has open enrollment. Listings name Fairmont Elementary (K–8, 3095 N Greenwood Ave, Sanger) and Sanger High as assigned schools. Boundaries change, so confirm any address with the district.

History

Planned in the 1990s, built around a lake

Before Quail Lake, this was rural residential land. Fresno County began work on a Quail Lake Specific Plan in 1991, and the 1993 draft environmental report covered 507 acres. In 1995 the county formed County Service Area 47 to give the new subdivision its own water and sewer system.

The school came next. In 1996 Sanger Unified moved to acquire 10.2 acres for a school to serve Quail Lake, and Quail Lake Environmental Charter School opened in August 2000. In 2001 the county approved a groundwater recharge project: a concrete weir about 12.5 feet high and 255 feet wide that holds back water in Redbank Slough each season. Homes were going up by 2002. No source we found explains the name.

  • A neighborhood that refills the aquifer

    The county service area, the QLOA and the Fresno Irrigation District run the Redbank Slough Recharge Facility together. Each year they aim to fill it between April 15 and June 1, with a goal of more than 400 acre-feet soaking into the ground.
