Polo Ranch today

Polo Ranch is a finished large-lot enclave. Its streets, San Juan Avenue and San Felipe Avenue, sit just north of Shaw Avenue between Dockery and Del Rey avenues. The original homes date from the 1980s and 1990s, and new custom homes still go up from time to time; Gatewood Construction marketed one on San Juan Avenue in 2021. No production builder is active here.

The homeowners association is active. Its manager, Robert L. Jensen & Associates, updated the association's page in August 2025, and the association's address is 10832 E San Felipe Ave. Listings describe shared amenities for owners: a clubhouse, pool, tennis courts, a pond, a playground, green areas and a bridle path. The association's page shows a photo captioned "Polo Ranch Gate"; ask the HOA how entry works.

Polo Ranch is county land, not part of the City of Clovis. Two Census test points inside it fall outside every incorporated city and census-designated place, and listings show Fresno County's RR (Rural Residential) zoning. Being outside the city affects services, zoning and utilities, so check those for each parcel. Countywide Measure S, a transportation sales tax on the November 3, 2026 ballot, would cover unincorporated areas too.

Growth is coming from the west and north. Loma Vista, the city's planned area whose east edge is McCall Avenue, has passed 70% buildout. About 2 miles north-northwest, Clovis Unified is weighing a 250-acre future school site near Herndon and McCall avenues; the county Planning Commission cleared the purchase in August 2026, and GV Wire reports the site likely won't be developed for 20 to 30 years. Clovis's General Plan update, due by the end of 2027, will shape where the city grows next.

Homes

What the homes are like

Lots

About 2 acres is typical; listings show lots from 2.0 to 2.26 acres. Some lots have barns, riding arenas or pools. A 2014 listing described a 3-stall barn, wash rack, tack room, sand riding arena and pasture on 2.26 acres.

Age and style

Custom single-family homes, many of them single-story. Listing examples were built in 1984, 1991 and 1998, and new custom homes still appear.

Builders

Homes are custom builds by individual builders. Gatewood Construction is the only builder named in our sources; no master builder was found.

HOA and taxes

The Polo Ranch Homeowners Association is active. Listings have shown dues of about $100 a month; confirm the current amount and the CC&Rs with the HOA. Mello-Roos or other special taxes aren't documented, so check each listing.

Good to know

This is county land with Rural Residential zoning, which is meant for large-lot homes with limited agriculture. If you plan to keep horses or other animals, check the CC&Rs and county zoning for that parcel. Our research didn't document whether homes use private wells and septic systems, so ask for utility details on each listing, and check the fire hazard zone and insurance for the parcel.

History

A short record, mostly from listings

Little is published about how Polo Ranch began. We found no developer name, approval date or explanation of the name, and nothing ties it to an actual polo operation. Listing records show homes here by 1984, with more following through the 1990s.

What has changed most is the land around it. Across Shaw Avenue, the Quail Lake community was planned in the early 1990s, and its charter school opened in 2000. In 2003 Clovis adopted the Loma Vista Specific Plan for 3,307 acres to the west, and that farmland has been turning into suburban neighborhoods ever since.

  1. 1984The earliest home we found in Polo Ranch listings is built, on 2.26 acres.
  2. 1991A home on San Felipe Avenue is built on 2.01 acres.
  3. 1998Another San Felipe Avenue home is built on 2 acres.
  4. 2000August 28: Quail Lake Environmental Charter School opens across Shaw Avenue.
  5. 2003Clovis adopts the Loma Vista Specific Plan for the farmland to the west.
  6. 2024July: Loma Vista's Village Green opens about 3 miles away.
  7. 2026August: Grocery Outlet opens at the Loma Vista Marketplace, and the county Planning Commission clears Clovis Unified's land purchase near Herndon and McCall.
Worth knowing

Stories from the enclave

  • Room for horses

Several homes have barns and arenas, and a listing describes a fenced animal area that opens onto the bridle path. An older listing names equestrian trails among the community's amenities.

  • County land at the city's edge

Polo Ranch has a Clovis address but sits outside city limits, about half a mile east of where Clovis's Loma Vista plan stops at McCall Avenue.

  • Not the other Polo Ranch

A different Polo Ranch in Scotts Valley, in Santa Cruz County, has its own planning records and a historic barn. The two are unrelated.

  • A lake community across the road

Directly south across Shaw Avenue is Quail Lake, a gated community built around a lake, with its own K–8 charter school. See our Quail Lake guide.
